PREPARATION AND IMPLEMENTATION OF PROJECTS RELATED TO INVESTMENT CONSTRUCTION

Dear business partners and colleagues,
2026 is the thirty-fourth year of activities for B-Projekting Zlín on the market in the Czech Republic and the EU, where it provides all activities related to the preparation and implementation of projects. B-Projekting ensures all phases starting with the Feasibility study and subsequently processes all stages of design services (Documentation for building permit, Detail design, As built drawings). This creates the necessary conditions for further activities - preparation and implementation of tenders and subsequent project implementation.
This year marks 69 years since the establishment of the engineering office (PIK), the founder of the design and engineering department, which was gradually transformed into the form of Barumprojekt s. p. Gottwaldov, and after the revolution, a successor was established, namely B-Projekting, spol. s r. o., Zlín. Over the years, B-Projekting has gradually made innovations, especially in the field of computer technology, in such a way that we are currently able to prepare complete design services. We mostly use AutoCAD, but we have currently switched to Revit Architecture. In this system, we are able to process project documentation at the BIM LOD 200 - 300 level.
Processing documentation in the final phase at the BIM LOD 200 - 300 level is our goal, into which we have invested a lot of effort and also financial resources. It must be stated that the current market does not in most cases have requirements for processing documentation at the highest level. Most of the time, everything ends at the 2D level and there is a requirement for processing complete documentation at the Detail design level in a standard design, including processing dimensions, specifications and budget costs. It must also be emphasized that processing project documentation at the BIM LOD 200 - 300 level is a complex task that generates much more labor and therefore also a significantly higher price than processing documentation in 2D. This is also one of the main reasons why the requirements for processing documentation at the highest level are very small or none.
The high expectations regarding the massive deployment of BIM LOD 200 - 300 have proven to be unrealistic and to date, systems that enable the transfer of technical data (quantities and specifications) between documentation processed in Revit and the RTS budgeting system have not been fully developed. B-Projekting was a member of the RTS team in the past and participated in the preparation of this solution. According to available information, this solution has not been finalized to the final version so that it is possible to use the advantages of a valid 3D model and data export to the RTS system. Also, the necessary range of data information (databanks) for individual MEPs is not available at the required level.
Regarding our experience with processing BIM LOD 200 – 300 documentation, it is necessary to state that such documentation is meaningful only in situations where the following conditions are met:
- The requirement for processing project documentation is clearly defined by the investor and that documentation in the BIM LOD 200 – 300 format is required.
- Based on a clearly defined order and a contract concluded in connection with it, the documentation is processed to the necessary extent and also at the BIM LOD 200 – 300 level.
- The documentation is processed including budget costs (using data transfer from Revit to RTS – ifc format).
- A working team is created for implementation at the level of general designer - investor - investor's technical supervision - as well as the general contractor and subcontractors of the construction. If all conditions are not met, there is no point in processing such documentation, because during the actual implementation, the benefits of such processed documentation and visualization are not used effectively, or at all, and during the implementation, standard procedures occur, which do not ensure an effective procedure for complex projects, and problems arise during the implementation, consisting in the fact that the parameters defined by 3D documentation and visualization are not respected. Then recurring collisions occur and the implementation of the project gets into a very complex situation, which is often on the verge of a real possibility of successful completion of the project.
- In such a case, it is necessary to proceed in accordance with the processed, discussed and agreed implementation documentation at the BIM LOD 200 - 300 level, in such a way that the entire team must work in the same system and the implementation of the project must be managed in the form of controlled documents, which must be submitted, discussed and agreed for each part of the implementation. Training of all workers is ensured and then such part of the project is released for implementation.
- When implementing a project, it is necessary to use the Navisworks Manage system – version 26 for project management and ensuring all necessary coordination. This means that the management of the supply system on the site must also use the same documentation and the same systems for preparing and managing the individual phases of project implementation. Only in this way can the project be implemented without collisions and also without unnecessary changes that may be generated by the absence of certain procedures during implementation.
- This means that the entire project, namely the construction part, the technological part and especially the complete scope of MEP, must be implemented and coordinated in the Navisworks Manage system – version 26.
If the project is not prepared according to the agreed scenario and all parameters defined by the processing of BIM LOD 200 – 300 documentation are not observed, it is not possible to implement the project effectively. In this situation, collisions arise during implementation, which are caused by the random ordering and implementation of individual MEP system elements. This causes collisions during implementation, especially in the MEP part, and the entire project begins to generate a large number of errors that must be corrected. To solve them, it is necessary to gradually upgrade the existing documentation. This procedure is very laborious and brings great problems both in the area of the actual implementation and in the area of drawing budget costs. Based on the above, it is necessary to state that documentation at the BIM LOD 200 – 300 level, including connection to the RTS system, can be prepared and subsequently the project implemented only in a situation where a working team is created (designer, investor, general contractor and subcontractors), where individual members of this team work with the final version of the documentation, use Revit Architecture and strictly follow all rules regarding the implementation of the project. If this procedure is not followed, all activities related to the processing of project documentation in BIM LOD 200 - 300 become redundant and unusable for implementation.
In conclusion, I would like to emphasize that the preparation and implementation of projects related to capital construction is an increasingly complex field and experience shows that most companies do not have departments that deal with the preparation and implementation of investments and the result is that the input documents or documentation do not have the necessary technical level and completeness, which brings major problems during the processing of project documentation, in particular:
- The investment plan is not clearly defined
- The Scope of work (structural objects, UGSL, processing sets) is not completely clearly defined
- The critical lines and technological equipment are not sufficiently defined
- The parts related to energy and media are not sufficiently defined
- A time schedule is not prepared, which must clearly define the milestones for the processing of design services and also the critical deadlines for project implementation.
All this causes that during the preparation of the plan and subsequently the preparation of the documentation for the implementation of the project, many changes occur, which generate increased labor on the part of the designer and also generate an increase in budget costs, i.e., there is an increase in the price for the implementation of projects. The above creates conditions related to the increase in price, a decrease in the quality of the project and also an extension of the implementation period.
