BIM METHOD IN THE COMPANY B-PROJEKTING

1. Current status of BIM development in the Czech Republic in relation to design services and budget costs:

1.1 LOD vs. LOIN: European correct and understandable

Traditional abbreviations LOD 100 to 400 provide quick orientation, but in European practice the concept of LOIN – Level of Information Needs is increasingly being promoted. This approach distinguishes three components: geometry, alphanumeric data and related documents. For each component, it is possible to determine how detailed it should be and at what point it should be available. The advantage is measurability. Requirements can be written in such a way that they can be automatically verified – and this is absolutely essential when we want to obtain reports and costs from the model.

Standards for the Czech Republic (as of 01/2026): The level of information needs is regulated in the Czech environment by the standard ČSN EN ISO 7817 1 – Building information modeling – Level of information needs – Part 1: Concepts and principles. This standard was issued on 01/01/2025 and is effective from 01/02/2025; it replaces the previous ČSN EN 17412 1 (10/2021–01/2025). It is followed by the ČSN EN ISO 19650 set for information management (concepts, delivery and operational phases, information exchange, security) and for the data exchange itself, the key standard is ČSN EN ISO 16739 1 (IFC) – edition 09/2024, effective from 01/10/2024, which replaces the edition 10/2020.

In practice, we usually accommodate both worlds. If the client uses the term “LOD 300”, we translate it into the LOIN language so that it is clear what exactly we have to deliver: how detailed the geometry will be, what material or performance parameters will be filled in and which documents will fill in the missing detail. We always anchor this "translation" in the contract and tender documentation so that it is clear what we will check and hand over.

1.2 Revit and RTS: current status and recommendations (01/2026)

From the perspective of today's availability, there is no publicly available fully integrated solution that would create a complete itemized budget in RTS directly within Revit in one step. The RTS team declares readiness at the data model and catalog mapping level and is currently completing the development and verification of interfaces and add-ons (plugins) that are intended to enable direct connection with Revit. Until the official release of these tools, pricing from the Revit model is carried out as standard via open outputs: most often as IFC according to ISO 16739 1:2024 (IFC 4.3) with the correct mapping of classes and properties including DSS/CCI parameters, or as spreadsheet reports to Excel. This data is further processed in the RTS environment (CLOUD / BUILDpower S) by a budgeter who will add process and "virtual" items, check the reports and compile the final budget.

The practical difference compared to the fully integrated plugin is that the transfer is now file-based. The benefit for the investor remains essential: continuous control of quantities and costs, uniform classification of elements and higher consistency of inputs for the budget. The quality of the result depends on clearly set parameters in Revit, disciplined modeling and carefully maintained export maps. Therefore, at the beginning of the project, we clarify the required formats, software versions and control procedures and enshrine in the contract that the basic channel for transfer to RTS is IFC/XLS with the possibility of smoothly switching to a direct plugin when it is officially available.

We are in direct contact with RTS. As soon as new development programs and add-ons for Revit are published, we will deploy them and transfer the project to direct connection without loss of continuity. In the transitional period, the role of the budgeter remains to competently supplement technological and process items and verify that the data from the model corresponds to the actual cost structure of the construction.

3. BIM documentation – UTB project

B-Projekting ensures the processing of project documentation, at the BIM LOD 300 level. The activities are performed for the company Metrostav DIZ s.r.o. and the project is "UTB – New construction of the U1 building in BIM LOD 300".
