The last five years have been characterized by the dynamic development of all parts of industry and this has generated the need to fully ensure projects related to the preparation and implementation of investment (factories, production halls, R & D centers and public buildings). It is possible to say that in this period our company recorded an increase in the requirements for processing project documentation and we also participated in the implementation of individual projects. This, of course, yielded very good economic results on the one hand, but on the other hand it was necessary to ensure the growth of qualified designers and design specialists, as well as providing engineering activities for project authorization. The implementation also includes activities related to the final negotiations at the Building Authority and obtaining the final building approval (the final certificate). We also had the opportunity on several occasions to put into practice now widely used instrument, namely the implementation of projects in the form of an EPCM service contract. Within the scope of this contract, we ensured the whole set of activities, namely checking the project documentation, preparing tenders, to lead tenders, managing the construction process itself on the job site. The activities also included work related to the management of site meetings, inspection and approval of detection protocols. Furthermore, modification of time schedules, change management (bill of changes), optimization and management of project budget costs and implementation of overall coordination throughout the project implementation process. We had the opportunity to perform these activities due to the fact that we have a team of specialists for all project segments (construction part, technological part of the project including MEP).

This situation also had a negative impact on our company by being forced to reject further new projects due to the extreme workload of our teams. This had a negative impact on us in the next phase because our customers were looking for new project capacities outside B-Projekting Zlín.

In 2019, there was a certain slowdown in demand for activities related to project preparation and implementation. In our field, these are mainly technological projects, i.e. preparation and subsequent implementation of new factories, operations, storehouses, energy and R & D centers.

At the same time, the designing system is very often used by customers, which is completely non-standard, but very widely used today – i.e. the customer requests to prepare documentation for issuing a joint permit (zoning and building permit), provided that this documentation should be processed at the Detail design level and an itemized budget should also be included. On the one hand, these requirements and this way of elaborating the project documentation bring to the general designer an increase in laboriousness, which is not appreciated, and on the other hand a situation arises that often from the initial stage of project documentation a tender is lead to determine the contractor or general contractor of the construction. It goes without saying that such activity is complicated for the designer and the individual potential contractors are looking for all possibilities to obtain from the general designer the technical information and especially the specifications, BOQ and prices necessary for the project valuation.

As I have mentioned several times in the past, such processed documentation, which does not have the requisites of Detail design documentation, is completely insufficient basic data for tenders. The result is the submitted final quotations, which do not have the necessary informative ability and do not take into account the actual parameters of the project. Such projects are faced with many change procedures, there is a gradual increase in the price for implementation, the quality of the project is lowered and, last but not least, the deadlines related to the implementation of individual projects are extended. It is curious that the customer wants to optimize the costs of processing the Detail design documentation in the first phase of the project in the amount of CZK 100 million or more. However, the abolition of this level of documentation can in no way bring any savings and, on the contrary, brings some problems during implementation, which in most cases generate an increase in the project's budgeted costs.

The critical problem of the current process of project preparation and implementation is the very low level of input documents and other documents that define the subject of the project, including the scope of the construction and technological part (Feasibility study, Scope of work, Process Equipment Arrangement, Preliminary Input Data). In view of the above, a number of changes occur during the preparation (preparation of project documentation) and often also during the implementation phase, which in some cases may have a fatal impact on the progress of the whole project. It is obvious that every project currently under preparation involves a very complicated process of preparation of Basic Input Data and subsequent solution of individual units and MEP. It is standard that for large technology projects twenty or more professional specialists participate in the documentation. The total number of workers involved in the project is often much higher. This in itself is a very sophisticated task and eventual change management during project development brings a great increase in labor and also a much more complicated process of coordination of individual parts of the project.

Regarding the way of designing, it is necessary to state that the only option for the present and the future is the use of complete software for processing documentation in 3D in all professions so that it is possible to carry out effective coordination and collision solving. Today, the use of BIM (Building Information Modeling or Building Information Management) is quoted everywhere. It is a spell that is the central motive of all design activities.

I would like to take the following standpoint: B-Projekting as a company that is mainly engaged in designing projects for various industries, energy and all related segments is 3D designing, which we have been using for over 20 years. All major technology companies have been using special software for designing operations and factories in 3D for at least 30 years. It follows that the SW level, their equipment and especially their databases are at a very high level. Availability and complexity of databases, which are used for designing, is one of the crucial parameters when using these special SW. In the past, our company used a number of these SW, especially Rebis, Allplan, PDMS and currently we use software from Cadmatic (Finland). Part of our activity is a complete design of the construction part (structural objects) including the construction professions, the technological part (processing sets) including the technology professions in the software. The Navisworks system is used to coordinate the overall solution. In this way, we are able to ensure processing Detail design documentation, which after efficient use of the Navisworks system is able to generate a solution on the basis of which all parts of the project are gradually coordinated and modified so that the result is a project solution that has no collisions. Of course, it is imperative to keep the whole system in the form of controlled documents, which are regularly reviewed and described as partial changes that each revision entails. Only in this way is it possible to provide Detail design documentation according to which the project can be effectively implemented. An integral part of the implementation of the project is the effective use of complete revised and coordinated 3D models throughout the project implementation, with any changes need to be immediately generated in the models, prepare and release new valid versions. From 3D faithful model will be documentation generated to 2D – arrangement plan and sections. The most important is ensuring joining between P & ID, individual items of technology, wiring, instrumentation and control system. Results from this process are complete system of documentation and documents which are used for services and also for management of the project during lifetime cycle. These activities are coordinated by technical supervisors on job site during the process implementation of the project. At permanent operation complete services and maintenance are ensure by experts of customer (all activities and services during lifetime cycle of the project).

Such procedures are part of our project design and implementation system. Such prepared and subsequently implemented projects ensure that the actual implementation is lead in the required quality and the result is a project that meets the customer's requirements. In this way we will prepare and implement new projects in the next period too.
